Project Overview
Located just off Hambridge Road, Newbury. This project involved the completion of a state-of-the-art storage unit with ancillary office space, alongside all the essential elements like servicing and parking areas, landscaping, and easy access.
The development spans an area of 0.40 hectares and is built on 100% Brownfield land—a fantastic example of making the most of existing spaces.
We worked alongside Chaplin Farrant on this project, providing post-planning support and delivering expert civil and structural design services. This included a drainage strategy report, designing on-site highways improvements, and offering a range of other technical services from our talented team.

The Challenge
The project presented several constraints typical of a brownfield redevelopment, most notably the presence of an existing gas tank requiring safe removal and associated ground remediation.
In addition, a no-dig easement ran across the site, placing restrictions on foundation design, drainage runs, and service installation. This required careful coordination to ensure the development layout and infrastructure design avoided impacting protected assets.
Balancing these constraints, alongside planning requirements and stakeholder coordination, was key to delivering a compliant and buildable solution.
In addition, the project required careful coordination with local authorities to satisfy planning conditions, particularly in relation to surface water management, SuDS compliance, and safe vehicular access arrangements.
